Inside the current phase
Concept design answered what the building is. These are the stages that turn a concept into a sealed set of construction documents a contractor can price and the City can permit. Each one is a formal deliverable, reviewed and approved before the next begins.
The property
Land composition
The City’s approved Natural Features Inventory sets how each portion of the parcel may be used. The conservation area is permanently protected green space.

Every dollar has gone into the land itself, the building design, or the engineering and municipal work required to build on it. No salaries, no overhead.
The largest line: the land
The single biggest expenditure was the property itself, acquired in December 2022 and held free and clear. It is a permanent asset of the corporation, not a cost that disappears.

Architecture, civil engineering, and environmental review are under contract with licensed firms. General contractor selection is underway.
